Projections are modeled against actual performance of comparable listings in the same market — not city-wide averages. When you set a target property, filters auto-match to your bedroom and bathroom count so you're comparing against genuinely similar properties. We recommend using projections alongside the historical trend data to understand the full range of outcomes, not just the midpoint.
